STATEMENT OF RENTAL POLICY

EQUAL HOUSING: We do not discriminate on the basis of race, color, religion, sex, age, handicap, familial status or national origin.

AVAILABILITY: Properties become available when the management office receives a written notice to vacate from a resident. Our list of available properties is updated as written notices are received. A property that was unavailable in the morning may become available later that same day. Applications for properties will be accepted on a first come, first served basis, based on the receipt of the Application Fee, the Rent Reservation Fee and a fully completed application.

TO APPLY: Applications are to be completed by each applicant that is 18 years of age or older. Each applicant must complete an application directly with TransUnion SmartMove, an online credit reporting agency. TransUnion Smartmove releases your credit report to us, minus your personal identifying information. There is a $35 non-refundable application fee, paid directly to TransUnion SmartMove. Any omissions or falsifications may result in rejection of an application or termination of a lease. To qualify, you must meet the following criteria:

  1. Credit History – An unsatisfactory credit report, which reflects current bad debts, unpaid bills, liens, judgments without resolution or recent bankruptcy information may disqualify an applicant. If rejected for any of these reasons, you will be informed of the name and address of the credit-reporting agency from which the information was obtained. The contents of the credit report will not be revealed, but you are encouraged to obtain a copy from the reporting agency to check for current or erroneous information. An applicant may correct the information found in the credit report and re-submit the application, if so desired. A re-submitted application will be subject to the availability of the property originally requested.
  2. Rental History — Your present and previous resident histories should reflect a record of prompt payment, proper vacate notice given and nothing in default. Please note that our inquiry into your rental history will include questions about pet behavior, noise complaints, lease violations, etc. If you have ever been evicted or sued for any lease violation, your application will be denied.
  3. Guarantors — Guarantors (co-signers) are not accepted.

We do not maintain a “waiting list” at our office and your application will not be retained for future vacancies.

ONCE YOUR APPLICATION IS APPROVED: You will be notified and your Rent Reservation Fee will become due immediately. Your Rent Reservation Fee is the equivalent of one month’s rent. If we do not receive your Rent Reservation Fee, we will assume you do not wish to rent the property for which you have applied, and we will place the property back into our availability pool.

Your Rent Reservation Fee will convert to your first month’s rent on the day your lease begins.

PET POLICY: All properties are individually owned and pets are allowed at the sole discretion of the owner. Pet friendly properties will require a $300 non-refundable pet fee per pet. A pet deposit is not required.
